75-unit apartment building near Germantown Town Hall & former high school proposed

Exciting developments are on the horizon in Germantown, Philadelphia, as plans for a new apartment building have been unveiled. The proposed five-story building, located at 5932-42 Germantown Avenue, will offer 75 units, two commercial/retail spaces, 38 parking spots, and a shared residential roof deck. Developed by Iron Stone Real Estate Partners and designed by Canno Design, this 96,645 square-foot building promises to be a vibrant addition to the neighborhood’s landscape.


Andrew Eisenstein, a partner at Iron Stone, expressed enthusiasm for the project, citing the prime location on Germantown Avenue with easy access to amenities and transportation options. Construction is set to begin in the spring, with an estimated two-year timeline for completion. While no zoning permissions are required, the project will undergo review by the city’s Civic Design Review committee on Sept. 3 for valuable feedback.

The new complex will replace a one-story former daycare center, adding to the revitalization efforts in the area. Situated next to Germantown Town Hall and across from the historic Germantown High School, the building will contribute to the area’s rich architectural tapestry.

Germantown Town Hall, a vacant landmark since 1995, holds promise for redevelopment into a mixed-use property, while Germantown High School, closed in 2013, is undergoing transformation into the upscale “Living at Historical Germantown” apartment complex. With luxury amenities and a focus on preserving historical elements, this project is set to offer approximately 240 units, with leasing already underway for the first 45 units.
